We Invest Our Own Money Too

Our Mission is to bring strong investment properties to our investors that will meet or exceed their financial goals. Our disciplined criteria and rigorous due diligence is what sets us apart. Sam's successful career has always been built on trust and protecting the clients investment, regardless the industry. In Fact, he invests his own personal money in each and every property he offers to investors! He is right along side his investors making sure their capital is producing what is expected.

INVESTMENT CRITERIA

Multifamily Focused

We invest only in Multifamily Apartment Buildings. We do not invest in student housing, senior living facilities or government subsidized housing. Those investments require a different business model to maximize returns. We stay in our specialty and focus. If prospective properties do not meet our criteria, we move on. Our disciplined vetting of each property helps us meet or exceed our investors expectations.

Term: Exit after 5-7 years max

Target IRR: minimum 15-20%

Target Annual CoC: minimum 6-10%

Units: 150-400

Property Classes: A, B or C (with Value Add opportunities)
